The Developer - Working With You

Making timber frame work involves more upfront planning than conventional on site building systems.  It is essential to understand that this upfront planning is primarily a change of process and that the change of material is a secondary issue.

1. Engineering & Design

Engineering and designing the timber frame structure is key to making a timber frame development work. At this point with sufficient client contact Cygnum can:

  • Input timber frame principles, particularly masonry cladding, elevational requirements for structural efficiency and u values
  • Value engineer your project (for example eliminate the need for some load bearing walls
  • Make provision for services if location is predetermined, thus eleminating costly work on site
  • Sufficient time should be assigned to this phase of the project to avoid design problems and save time and money on site.

2. Planning

Proper site programming is often the 'Key' to a succesfully completed Developement, We recommend the following:

  • Schedule timber frame requirements with Cygnum at a minimum of 2 months in advance
  • Agree a schedule with Cygnum for detailed timber frame approval drawings, the approval process, frame manufacture and frame delivery/construction on site.
  • Circulate and agree this schedule with other critical trades including - scaffolding suppliers, window suppliers, roofers tillers and plasterers.
  • Ensure all involved work to the schedule.
  • Review fortnightly.

3. Review Meetings

A well-run building site requires intensive management. There are numerous tasks involved, as Cygnum are a key part of this supply chain, we recommend fortnightly meetings between the Cygnum Project Team together with your Design and Construction Teams.  These meetings ensure that problems that may arise are dealt with systematically. They help in ongoing planning of the project ensuring that the client has a well run site.
